Hi-rise & condo plumbing · GTA
Hi-rise plumbing, handled properly.
Stack repairs, in-suite leaks, condo renovation rough-ins, and building system work across the GTA. Owner-operated and accountable on every floor.
Hi-rise plumbing we handle
Multi-unit buildings have layered plumbing systems that residential houses do not. We understand the coordination and code requirements that come with them.
When to call for hi-rise plumbing
Hi-rise plumbing problems often affect more than one unit. Early diagnosis limits damage to your suite and avoids disputes with neighbours and building management.
- Water stains on your ceiling from the suite above
- Drain stack making gurgling or hammering noises
- Unexplained pressure loss in a single suite
- Slow drains that building maintenance cannot clear
- Planning a condo renovation that moves plumbing
- Building management has flagged a stack issue
- Leak source is disputed between units or condo corp
- Common area fixtures or drains need repair
How a hi-rise job works
Multi-unit work requires more coordination than a house call. Here is how we manage it.
01
Call or text
Describe the issue and the building type. We confirm whether the work falls within our scope and give a realistic timeline.
02
Site assessment
We inspect the affected area, review building drawings where available, and identify the root cause before pricing the work.
03
Clear quote
A written scope and price before any work starts. Hi-rise jobs often require coordination with building management — we handle that communication.
04
Coordinated execution
Work is performed in compliance with the Ontario Plumbing Code and building house rules. We leave the suite and common areas ready for any required restoration trades.
Hi-rise plumbing FAQs
Do you work directly with condo property managers?
Yes. We communicate directly with property managers and building superintendents when common areas or building systems are involved. For in-suite work, we work with the unit owner while keeping building management informed of scope and access requirements.
How do you handle cross-floor leaks in a hi-rise?
We start by identifying whether the source is above the affected unit, within the unit itself, or in a shared stack or horizontal run. From there we isolate the source with the least invasive access possible, confirm the fix, and document the repair for the building's records.
Can you do condo renovation plumbing rough-ins?
Yes. We handle plumbing rough-in for condo suite renovations, including kitchen and bathroom relocations. We review building bylaws and any existing as-built drawings before starting, and we obtain permits where the scope requires them.
Are you licensed for hi-rise plumbing work in Ontario?
Yes. FP Plumbing is owner-operated by a Red Seal journeyman plumber with experience across residential and hi-rise buildings. All work meets the Ontario Plumbing Code and building requirements. Permits obtained where required.
